The „Verbandsstatistik 2023″ – the non-profit housing industry in figures” has been published and offers a fascinating journey through the figures and trends in housing construction in 2022!
In 2022, 16,850 apartments were completed by non-profit building associations. This means that annual production in 2022 was 7% higher than in 2021 and also 5% above the 10-year average of 16,100 apartments (2012-2021). The total investment volume amounted to EUR 4.8 billion, of which EUR 3.7 billion was for new construction and EUR 1.1 billion for refurbishments (ongoing maintenance and major repairs). While completions in 2023 are still likely to be around the 10-year average, the forecast for 2024 and the following years shows a significant decline in construction output.
5,100 apartments were sold by GBVs in 2022. Only around 900 of these have already been built as owner-occupied apartments; the majority of the transfers (4,300) were made to the previous tenants by exercising their purchase option.
At the end of 2022, almost 1 million apartments (997,600 apartments) were managed by non-profit building associations, 70% of which are rental apartments and 30% condominiums.
52% of the GBV housing stock is heated by district heating, 6% by renewable energy sources, 5% by electric heating and 37% by fossil fuels. The approximately 160,000 apartments with a decentralized fossil fuel system (mainly gas-fired heating systems) are the focus of a strategy to decarbonize the building stock.
